How To Tell The Age Of Your Roof

Knowing the age of your roof is important for a lot of reasons. It plays into determining if it’s time to replace or if repairs are enough to keep it safe and sound. So, how do you know the age of your roof? It’s a tough question to answer, but also one frequently asked of roofing contractors.

How Long Should a Roof Last?

It’s a good idea to know how long a roof typically lasts when estimating its age. A properly installed asphalt shingle roof installed with high-quality materials should last 20 years. It could even still look great! On the other hand, a poorly-installed roof with low-quality materials can start to look shoddy after only nine years.

Signs of aging

You can often determine a roof’s age by the granules left on top of its asphalt shingles. A shingle’s granules protect the waterproofing asphalt from the sun’s UV rays.

As shingles age, the asphalt dries out. This causes shingles to lose granules. As they lose granules, shingles lose their ability to remain watertight. Significant granule loss means the serviceable life of the roof is over.

Curled and blistered shingles

Other signs of an aging roof include curling and blistering shingles. Both issues are often caused by not having enough asphalt on the shingle. This is another reason to avoid lower-quality materials for your new roof.

Missing and blown-off shingles

Missing shingles could be the result of severe weather or a sign of your roof’s age. Shingles are fastened to the roof with nails and a seal strip. As your roof ages, the seal can break down and no longer hold down shingles effectively.

Other signs of an aging roof include leaks and water damage, wear and tear on your roof’s valley, and missing or rusted flashing.

While it’s very tough to determine a roof’s exact age, you can get a general sense by looking for some of the signs above. In some cases, those signs point toward needing a roof replacement.
